

Main House General Characteristics
The residence is centrally located on a 59 acre parcel of land and is about four miles due south of Main Street in Bozeman, Montana. It is twenty miles from Bridger Bowl Ski area and fourty miles from Big Sky Ski Resort and Moonlight Basin. Bozeman is the home of Montana State University with about 11,000 full time students. The residence is fifteen miles from the nearest international airport and ninety miles from Yellowstone Park. The Bozeman area has an abundance of wildlife, fishing, hunting, golf, cross country skiing, restaurants, art galleries, antique shops, hot spring spas, snow mobiling, hiking, camping, and horseback riding. On the propety of the residence there are two trout streams, a large population of white tail deer and elk, a few moose and black bears, fox, coyotes, muskrat, beavers and a variety of birds including bald eagles, red tailed hawks, Hungarian Partridges, pheasants, and owls. There is one three acre pond created by a network of beaver dams and a three acre man made private lake adjacent to the house. The private lake holds about six million gallons of water and is stocked with trout. It ranges in depth from six to thirteen feet and has a wide sand beach near the shallow end. The property is extremely secluded and private.
The residence has three water wells, two rated at 45 gallons per minute and one rated at 150 gallons per minute. One is used for the house water supply and the other for landscape irrigation. All landscape surrounding the house is under drip irrigation.
West side there is a large dog kennel with a year round watering system and dog houses for two full sized dogs.
There is a 77’ x 45’ stamped concrete patio immediately fronting the great room, dining room, living room, library and master bedroom suite.
At the southeast corner of the patio there is a 10’ diameter octagonal in-ground concrete spa with a depth of 42�?. The spa is lined with Italian marble ans is heated as a zone off one of the main boilers.
Adjacent to the spa there is a natural gas burning fire pit filled with large lava rocks.
On the patio, near the Great Room, there is an outdoor natural gas operated grill. The grill is 53�? wide and has a rotisserie. On the same cabinet, next to the grill, there are two full sized gas burners.
The patio has three large planter areas which have water lines for plant irrigation.
Under the patio overhang, adjacent to the Great Room, there are two infared heaters for nighttime and winter entertaining.
The house has a genuine stucco finish on the exterior and is equipped with all copper gutters and downspouts.
The driveway is wide and long with a turn-around at the front entrance. It is concrete in a stamped cobblestone pattern. In the center of the turn-around there is a stuccoed 12’ fountain shell that has plumbing and electricity, but has not yet been activated.
All heating and cooking facilities use natural gas.

Snow melt systems at entry gate, garage entrance apron and main entry steps and porch.
Control of all exterior lights from several points such as Main Entry, Master Suite, Gourmet Kitchen and Ballroom/Ballet Studio.
Complete room by room intercom through the entire residence, plus an “all call�? paging feature.
All bedrooms are wired for satellite and cable TV, computer/internet, telephones and future fiber optics services.
Central music and sound system throughout the residence (except ballroom/ballet studio and office which are on a separate system). Each room has local volume control.
The entire residence is connected to a natural gas powered 25 kw back-up generator. The generator is located in equipment room #2 and has an automatic weekly self-test mode and switches virtually instantaneously in the event of a power failure.
The entire residence is without door threshholds for ease of movement. The full breadth of the house, from the garage to the master suite is on exactly the same plane and can be traversed without encountering a single door threshold.
All guest suites include minibars, desks, beds, lamp tables, private baths, and walk-in closets.
The living room/library, great room and apartment fireplaces are remote control operated.

7’ x 20’ mosaic of an Ancient Roman Empire scene created by the Italian artist Carmelo Fiannaca specifically for this residence. The mosaic is comprised of about 150,000 hand made marble tiles with no artificial coloring.
